The Simply Affordable Homes management team has more than 100 years’ combined experience working in the social housing sector. We understand the challenges faced by HAs and are committed to developing long-term strategic partnerships to help overcome the various issues facing the sector.
Keith Exford CBE
Non-executive Chair
Keith has been CEO of various housing associations from 1987 to 2018 and was appointed CBE in 2015 for his services to housing. Most recently he was CEO of Clarion, one of Britain’s largest affordable housing providers.
Jack Stephen
Non-executive Director
Jack is an experienced housing association executive. He was Deputy CEO and Group Finance Director of Thames Valley Housing Association from 1994 to 2015, where he oversaw the increase in number of social housing units from 1700 to over 17000 and a turnover of £82 million.
Jack holds the following responsibilities on behalf of Simply Affordable Homes: Regulator of Social Housing’s Consumer Standards Lead and Member Responsible for Complaints, as required under the Housing Ombudsman’s Complaint Handling Code.
Ann Santry CBE
Non-executive Director
Ann is an experienced NED and former CEO having undertaken numerous cross-sector roles over the last 30 years. For 19 years until 2018, she was CEO of Sovereign, a top 10 housing association, where she grew the business from 11,000 to 56,000 homes through successfully leading five mergers.
Kevin Aitchison
Non-executive Director
Managing Director, Head of Europe, responsible for overseeing Savills IM’s Equity business across Europe. Kevin is an experienced business leader with a successful record of running, restructuring and growing UK Real Estate Investment Management businesses.
Tammy Thomas
Non-executive Director
Tammy Thomas is Global Head of Group Finance at Savills IM and has 16 years’ post qualified experience in asset acquisition, disposal process, debt structuring, tax structuring and working with outsourced providers. In her 14 years with Savills IM Tammy has also previously held the position of Fund Finance Manager on the Simply Affordable Homes Fund, and on the Charities Property Fund, a UK based open-ended fund structure designed for registered charity investors and with an NAV of over £1 billion.
Dominic Curtis
Chief Executive Officer
The chief executive of Simply Affordable Homes is Dominic Curtis who has spent the last seven years in the sector and is an experienced financial investor, formerly with Citibank and AlpInvest.
Todd Ricketts
Head of Housing
Contact Todd
Todd Ricketts, Head of Housing at Simply Affordable Homes, has over a decade of experience in the social housing sector, having held senior roles with Local Authorities and Registered Providers across the South-East of England.
Todd is Simply Affordable Homes’ designated Health and Safety Lead for landlord health and safety compliance.

The operations director, Micky Cummins, has worked in the sector for 35 years, including most recently as Commercial Director at Sovereign Housing Association.
James Laird
Data Analyst

The Data and Reporting Lead at Simply Affordable Homes is James, who has over 20 years’ experience in affordable housing, including senior roles at Sovereign Housing Group and as a consultant to more than 300 housing providers.
Annie Scrimshaw
Head of Governance

The head of governance for Simply Affordable Homes is Annie Scrimshaw who drives best-in-class governance, assurance and compliance for the RP. Annie has 25 years’ experience with deep expertise in affordable housing governance including 8 years at Funding Affordable Homes.
Sam Lovett
Head of Finance

The head of finance for Simply Affordable Homes is Sam Lovett who is responsible for providing financial oversight over business planning, budgets, rent and service charges, and shared ownership sales. Sam has 15 years’ experience including roles at Funding Affordable Homes and St Arthur Homes, managing large portfolios and complex transactions.
