Our Publication Scheme

Governance and decision making

Simply Affordable Homes’ mission is to provide high-quality homes and services that have a positive impact on our customers’ lives.

You can find details of our Board and senior leadership team and their roles on our website. Our Board sets our overall strategy and makes sure our senior leadership, who are responsible for the day-to-day management of Simply Affordable Homes, is working effectively.

We also have an Audit and Risk Committee who monitor and advise the Board on risk management, internal control, fraud, and internal and external audit. Membership of the Committee is determined by the Board and currently comprises of three of our Board members.

Our Articles of Association contain information about how Simply Affordable Homes is run — covering things like how decisions get made, directors’ powers, and shareholders’ rights.

We’re a Registered Provider of Social Housing, which means we’re regulated by the Regulator of Social Housing and are required to meet certain regulatory standards. You can find out more about this on the Government’s website.

Simply Affordable Homes is launching its very first Involved Residents Group, a group made up entirely of people who live in our homes. This is a chance to help shape the way we work and make sure we’re delivering the services customers deserve. You can contact us via ARK or email us at SAH@pinnaclegroup.co.uk to find out more.

You can find further information on how we handle complaints in the “Complaints” section of the Pinnacle Customer Hub.

Spending

Our annual accounts provide a summary of business activity for each year, and you can access these via the “Our reports” section of our website. Our Annual Customer Report also provides information on investment in our homes.

Housing stock

Our Annual Customer Report provides information on investment in our homes.
You can find our policies relating to the maintenance of your home in the “Important Documents” section of the Pinnacle Customer Hub.

Performance

Our Annual Customer Report provides customers with information on how we are performing, including our Tenant Satisfaction Measures (TSMs), which are key to monitoring how well we are doing at providing good quality homes and services.

Our Annual Impact Report provides further information about the impact of the work that we do.

We also publish an annual Complaints and Service Improvement Report in the “Complaints” section of the Pinnacle Customer Hub.

Lists and registers

We are registered with the Regulator of Social Housing with registration number 5094.

You can also find further information about us at Companies House.

Your safety matters to us. We regularly check, inspect and improve our homes and buildings to help keep them safe. We are required by law to maintain registers in relation to gas safety, fire safety, electrical safety, asbestos and water hygiene logs / legionella risk.

We don’t publish lists or registers which show detailed or building-specific information where this could affect safety or security or individual homes, customers, or colleagues or which contain commercially sensitive information.

Social housing management

Pinnacle manages your home on behalf of Simply Affordable Homes, delivering comprehensive management services and serving as your primary point of contact for all home-related issues.

You can find further information on this and policies relating to the management of your home in the Pinnacle Customer Hub.

If you’re not satisfied with
the information provided

We are committed to being open and transparent. However, there are some situations where we cannot publish information because it would not be appropriate or lawful to do so.

If you think we haven’t published information that we hold
and that it should be included in our STAIRs Publication Scheme, you can ask us to review this.

We’ll review your complaint within 30 calendar days. In certain circumstances, additional time may be added. If you’re unhappy with our review outcome, you can then escalate this directly to the Housing Ombudsman.

Information Requests

From April 2027, you will have a legal right to ask us for additional information about how we manage your home and the services we provide. This new right is designed to make our services more transparent and easier to understand, including in relation to things like anti-social behaviour, rent collection and rates, service charges, and how we manage house moves and handle complaints.

We are developing a clear process for these requests and will explain how to ask for information before this right starts in April 2027.
